I’m a busy property manager and I don’t have time to do this. Why can’t I
just hire a turnkey vendor to do everything?

The truth is that that no vendor is truly ever “turnkey.” You will need to be present on walks with trades. You will need to answer questions about your building, provide drawings and floorplans, and other documentation that only you can provide. Also, after the vendor installs chargers on your property, they’re now mostly checked out and it’s up to you to find a way to keep your residents using them. There is simply no scenario where you will be completely uninvolved throughout the life of the system. So if you’re going to spend time on this either way, why not put in a little bit more upfront effort to achieve peak usage, peak cashflow, and mostly hands off maintenance for the next 15 years? You’d be trading short term pain for long term gain rather than the other way around.

There are a lot of “Turnkey” vendors out there, but “Turnkey” does NOT mean “End to End.” “Turnkey” is a set of “done for you” activities that secretly benefit the vendor, even though they claim otherwise. “End to End” is a comprehensive pro-landlord process designed to maximize charger value, saving you hundreds of hours of your time and potentially hundreds of thousands of dollars in costly mistakes, leading to a massive increase in charger revenue.

You get to stand out to your owners and have great negotiating leverage come contract renewal. Or, draft a custom management contract before each project to make money for your extra time. I will provide you with the tools necessary to justify numbers to ownership as well as language you can use help negotiate with them.
